You’re close to Manchester Road, Highway 141, shopping, restaurants, parks, and just about anything you need.
Local Highlights
Vlasis Park is probably the centerpiece of Ballwin, with walking paths, ponds, sports courts, a splash pad, and a recently updated playground. It’s also home to Ballwin Days, one of the city’s biggest annual events. The city also has The Pointe at Ballwin Commons, North Pointe Aquatic Center, and its own Ballwin Golf Course, which is public and affordable, may I add.
For food, there are some great longtime local spots along the Manchester Road corridor. Faraci Pizza is the type of neighborhood pizza place that people who live around Ballwin know. Circle 7 Ranch and Tucker’s Place are a couple of other popular local options.
What Buyers Should Know
Ballwin is interesting because two homes with a Ballwin address can feel completely different depending on the neighborhood. Claymont, for example, is a large established subdivision with more than 600 homes, while other pockets of Ballwin can have smaller neighborhoods, larger lots, or different styles of housing. However, Ballwin can provide some really affordable first time home buyer homes.
Buyers should pay attention to school district boundaries. Ballwin is split between the Parkway and Rockwood School Districts, and the district can change depending on the exact property. For someone who wants an established West County neighborhood, mature trees, parks, and easy access to everything along Manchester Road, Ballwin gives you a lot of options without feeling overly cookie-cutter.
